Our Kon Tiki Resort staff is happy to answer any questions you may have about our little slice of paradise.

General

How many units does the Kon Tiki Resort have?

We have 23 units available for rent, each with their own style and unique décor. Whether you prefer a Floridian porch or a Caribbean sundeck, a spacious apartment or a standard hotel room, all are available with cable TV & streaming, WiFi, air conditioning, assigned parking for one vehicle, and daily maid service to maintain our impeccably clean units.

What is the cancellation policy?

If you are renting one unit for fewer than seven days and on a non-holiday, we require a minimum 14-day cancellation notice in order to receive a refund of your deposit. If you are renting more than one unit, for more than seven days, or on a holiday, the minimum cancellation notice is 30 days for refund of your deposit.  Special events such as weddings or parties require a 90-day cancellation notice.

No refunds are given for early departures.

What payment methods do you accept?

We accept Visa, MasterCard, Discover, and American Express, as well as cash. 

Do you charge for use of the ramp or dock?

Each unit rental allows free use of the boat ramp and dock for one boat up to 23’ max length on a first-come, first-served basis. Our marina is small, and when direct dockage is not available, boaters typically raft off of each other. Cooperation, patience, and being a good neighbor are appreciated by all…It may be you that needs the favor tomorrow! Trailer parking is also provided at the boat ramp. 

No boats larger than 23’, no jet skis, and no pontoon boats are allowed. No unattended vehicles are allowed in the boat launch/trailer storage area.

When are High Season and Low Season?

"High Season" (our busiest times for bookings) runs from a few days before Christmas through Labor Day (early September) of the following year. "Low Season" dates are from just after Labor Day to a few days before Christmas of the same year. Rental rates are lower, and greater unit availability and options are typically available during Low Season.

How far in advance may I request a reservation?

Online reservations can only be made 11 months in advance. Reservations more than 11 months in advance may be possible through our reservation desk. Please call for information and assistance.

May I bring more than one vehicle?

There is assigned parking for one vehicle per unit, and the majority of our units have space for only one vehicle. Please ask the reservation clerk if parking more than one vehicle may be possible at your unit. There is very limited overflow parking, and we cannot guarantee parking for additional vehicles. If no overflow parking is available, you must make arrangements for and assume responsibility for parking additional vehicles elsewhere.

No golf carts (as an additional vehicle) are allowed during High Season.

What time is check-in and check-out?

Your room will be ready for check-in between 1:00 and 3:00 PM, and the office is open until 7:00 PM for a normal check-in. If you need to check-in later than 7:00 PM, simply call the office ahead of time to discuss a late arrival. We will be happy to arrange that for you.

If you are bringing a boat, you may launch your boat at our ramp and dock no earlier than noon on the day of arrival.

Check-out is by 11:00 AM. All guests are expected to leave the property upon check-out.

Marina

May I bring my boat?

Yes! Our marina offers free dockage and trailer parking for guests. Please note: Maximum boat length allowable is 23 feet. One boat per Unit.

May I bring my wave runner, jet ski, or pontoon boat?

Wave runners, jet skis, and pontoon boats are not permitted at our docks or on Kon Tiki Resort property.

Do you have trailer storage for my boat?

Yes, along with dockage, we also offer free boat trailer parking for our guests.

Do you have a fish cleaning table at the marina?

Yes, our marina has a fish cleaning table for you to use.

Resort Policy

  • An advance deposit equal to the first night’s stay in each unit, including taxes, is taken at the time of the reservation confirmation call. Deposits are only refunded if cancellation notice is given as described in FAQs. There are no refunds for early departures.
  • There are 2 night minimum stays on weekends; 3-4 night minimum stays on certain holidays; and 7 night minimum stays during mini lobster season.
  • There is an additional $20 + tax/night fee for each registered adult (16 and older) if more than 2 adults; and an additional $10 + tax/night fee for each registered child (15 and under) if more than 2 children. Room capacity cannot exceed the Monroe County/Islamorada allowable maximum capacity stated with each unit description.
  • No unregistered guests are allowed in the units or on the property. No unregistered vehicles are allowed on the property.
  • No pets are allowed.
  • All rooms and the pool area are smoke-free.
  • Kon Tiki Resort is a peaceful, family-oriented resort. Behavior and language must be appropriate at all times. Quiet hours are from 10:00 PM – 8:00 AM.
  • Kon Tiki Resort is not responsible for property loss or damage to vehicles or boats on resort property.
  • Management reserves the right to refuse service to anyone not respecting local accepted codes of conduct and state statutes. You may be asked to vacate room(s) for any action deemed unsatisfactory by management of the resort.
